Sydney Reports Solid Post-Easter Auction Results
The Sydney auction market continued to report solid weekend auction market results on the resumption from the Easter holiday break, with steady clearance rates despite continuing seasonally high numbers of auctions.
Sydney recorded a clearance rate of 72.1% at the weekend which lower than the 75.3% recorded over the pre-Easter weekend and also lower than the 78.7% recorded over the post-Easter holiday weekend last year.
Saturday auction numbers were predictably lower at the weekend with 908 listed versus the 1136 auctioned over the pre-Easter weekend, but remained significantly above the 607 listed over the post-Easter holiday weekend last year.
Sydney recorded a median price of $1,610,000 for houses sold at auction at the weekend which was lower than the $1,836,000 recorded over the pre-Easter weekend but 4.5% higher than the $1,540,000 recorded over the post-Easter holiday weekend last year.
Canterbury Bankstown recorded the highest regional clearance rate at the weekend at 78.8% followed by the Lower North 75.2% and Inner West at 75.0%.
The West reported the lowest clearance rate at 64.8%.
The clearance rate for houses was 74.8% with units lower this weekend at 65.9%.
The top reported Sydney auction sale at the weekend was a 5-bedroom house at 18 Mintaro Av Strathfield that sold for $5,800,000.

The most affordable home reported sold at auction in Sydney at the weekend was a 2-bedroom unit at 4/85 Longfield St Cabramatta that sold for $332,000.

Steady Melbourne Results Despite School Holiday Distractions
Clearance rates were relatively steady again in Melbourne despite the commencement of school holidays.
Melbourne recorded a clearance rate of 65.9% on Saturday which was higher than the 64.1% recorded over the pre-Easter weekend but again lower than the 75.1% recorded over the post-Easter holiday weekend last year.
707 homes were reported listed over the weekend which was predictably lower than the 1516 auctioned over the pre-Easter Super Saturday weekend and but well ahead of the 623 listed over the post-Easter holiday weekend last year.
Melbourne recorded a median price of $936,500 for houses sold at auction at the weekend which was lower than the $1,130,000 reported over the pre-Easter weekend and again 0.9% lower than the $945,000 recorded over the post-Easter holiday weekend last year.
Melbourne’s Inner City reported the top regional clearance rate on Saturday with 70.9% followed by the West at 70.5% and the Inner East 68.8%.
The Outer East recorded the lowest regional rate at 45.1%.
The house clearance rate was 64.9% with units higher again this weekend at 69.5%.
Melbourne’s top reported auction sale at the weekend was a 5-bedroom house at 14 Kiah St Glen Waverley that sold for $3,780,000.
